Q: Why Choose Landsmith Residential Real Estate Services?

A: Having worked in Sales, Training and Management for major brands, KW, Prudential, Realty One, C- 21, and ReMax, Broker/Owner Darren Smith has developed a program to best benefit the agent whether he or she is a top producer, a part-time agent, and all levels in between. Landsmith Residential Real Estate Services provides all the technology, training, and support found with the major brands, but at a fraction of the cost. Honesty and integrity are extremely important at Landsmith Residential, that is why we refuse to claim the 100% commission model even though our program beats most of those claiming 100% commission. We will not begin our relationship on falsehoods and hype and will provide the support, training and technology to get the most out of this rewarding Industry.

Q: What is required to join Landsmith Residential Real Estate Services?

A: You must have a valid California Real Estate Salesperson or Broker’s license. You will need to sign and date all of our company contracts, and provide us with your original real estate license.

Q: What will it cost to get started?

A: There are NO start-up fees. However, you will need to have all license requirements and join the National, State and Local Real Estate Associations, maintain MLS access, and have auto insurance.

Q: What are the total fees on real estate transactions?

A: Once an agent has reached “experienced” level (Three transactions) there is a commission fee of $995 or 20% of the commission check, whichever is less. There is also a $95 admin fee. Your E&O insurance is covered as part of this admin fee. Additionally, you can use our in-house Transaction Coordinators on your real estate transactions. The fee for this is $295 and can get billed to your client or paid from your commission check. If the sales price in the transaction is over $1,000,000.00 (One Million Dollars), broker compensation is an additional $75.00 for every $100,000 price increment. Inexperienced Agents will join our mentorship program for their first three transactions.

Q: When do I get paid?

A: In most cases you will be paid directly from escrow and will instruct them as to how to deliver your funds (usually overnight service) If commission is paid in full to our office the company will issue the agent check the next business day and direct deposit or send per agent instructions. You will be paid as an Independent Contractor, and will receive a 1099 at the end of the year. If you use our in-house escrow company, we can wire your commission check directly into your checking account upon close of escrow.

Q: What about signs and business cards?

A: All Landsmith Residential Real Estate Services agents must use our trademark name and logo on all promotional/marketing material. We have an in-house graphics department to assist you and many of the marketing materials can be customized for you free of charge*.

Q: Can I negotiate sales commissions for my clients?

A: Yes, you determine the total fee’s for all your transactions. You are free to discount or rebate a portion of your commission. This pricing freedom should help keep you competitive in the industry.

A: Yes, the company broker, Darren Smith is available 8:00 to 5:00, Monday to Friday to help with any questions you might have.
